What is Construction Management?

It is a process that manages the planning, cost, schedule, quality, safety, contracts, and communications of a construction project.

What Does a CM do?

Acts as a consultant in the management of a project or program, making observations and recommendations on budget, schedule and quality. 

Can further represent the owner’s interests in dealings with other design and construction professionals and project stake holders and may be tasked with deeper responsibility for hands-on management of the planning, design, construction and post construction phases.

CM-at risk

Is a delivery method that requires a commitment by the construction company to deliver the project within a guaranteed maximum price (GMP).  Once the GMP is established the relationship morphs into the equivalent of an at risk contractor.
